About the job
The Network Development Director (NDD) is a pivotalincountry role responsible for delivering the network growth of allIWG locations across all our brands (Regus Spaces Signature HQ andBasepoint). The NDD is accountable for communicating the growth inthe flexible work market and selling the opportunities of the IWGproposition within their assigned area. The remit includes newlocation development identify analyse and negotiate agreements toopen locations in accordance with the companys strategic andfinancial growth objectives. This will be done through a variety ofdeal structures.

Key Areas ofResponsibility
Network Planning& Reviews
Contribute towriting the business plan to deliver IWG growth targets. Benchmarking existing Business Centre performance andcompetitor performance Planning activities bychannel; agents marketing events etc. Planningbest fit brand / products to target local demographic Periodic reviews to track and amend activities to deliverthe plan
NetworkDevelopment
Generating andmaintaining working relationships with property owners developersinvestors and real estate agents Manage searchactivities Position and explain the IWGproposition to agents and prospective landlords/partners in themarket Site selection/evaluation within theregion working closely with agents and key stakeholders within thebusiness Identify landlord or developeropportunities to build strategic initiatives
Sales and Negotiation
Develop and maintain a pipeline of growthopportunities Develop a business case andsupporting financial modelling to support each newopportunity Lead and manager lease negotiationprocess including commercial and legal documentation Prepare investment committee memorandum with internalstakeholders
Other
Asset/property management maintain a log andresolve existing real estate portfolio issues contract extensionsrenewals and renegotiate where necessary and appropriate Support delivery of new sites managing internalcommunication of progress at key milestones
Key Skills Experience &Competencies
MultilingualArabic a major advantage Well connected withinthe Real Estate market in the Middle East. Strong experience of brokering large franchise/assetdeals e.g. Branded Hotels with corporations or High Net Worthindividuals. Commercial focus ability to planand analyse return on property spend Strongcommunication and interpersonal skills able to persuade identifyingopportunities for new locations Comfortablemaking decisions evaluating options and consideringconsequences Strong planning andorganisational skills including the ability to prioritize multitaskdelegate and work effectively with minimal supervision Adaptability and flexibility able to respond quickly tochanging demands processes and updated information
